<p>You can&#8217;t.  Lenders are not in the business of selling homes, they have no personnel to show the home or the expertise to market it.  so they give the listings to local realtors</p>

What are the pros an cons besides buying a home for cheap and buying as is? Any help would be much appreciated. I tried searching for these answers but most of what came up was for the foreclosure process on the current owners side.<br />
<br />Homes that have been foreclosed upon and are now bank owned are listed with real estate companies. Find yourself a good buyer&#8217;s agent who will help you look, help you put in an offer, and let you know what to expect.<br />

			<content:encoded><![CDATA[<p>I am looking to buy a house and I am wondering how to get in on a short sale. I just want to pay what is left on the mortgage kind of thing? Do you know how I would find houses like this or how to go about doing this?<br />
<br />&quot;Buying a foreclosed (not foreclosure) home&quot; and &quot;buying a home on a short sale&quot; sound similar but they are two different things. I recommend you learn a little bit about each process prior to making a move. Neither of them means you will have a property by paying the remaining balance on the existing mortgage. Properties both in foreclosure or on short sale will still be listed based on the comparables in that specific neighborhood regardless of the mortgage balance.</p>
<p>Buying a house by paying the remaining balance on the existing mortgage is totally different ball-game. This requires you to assume the existing loan from the seller with the current lender&#8217;s permission. You may have to pay extra fee to the lender to assume the current loan. Most lenders usually are not in favor of these.</p>

<p>Also , we want to make our offer with the right to have a home inspector go through it first (to check for Chinese drywall etc).  How does that work?  That is, do we write it up to say $xxx w right to inspect; then they accept we have it checked out then buy it?   Any advise is appreciated.<br />

never ever use a listing agent to rep you in ANY way to buy.  A listing agent is the enemy.<br />
He will submit offers to the seller per your desire and ANY SECRETS you tell him-her WILL BE<br />
given to the seller!   By law!</p>
<p>Only use a buyer&#8217;s agent and make the agent NEGOTIATE FOR YOU.</p>
<p>U do not need to make your offer subject to an inspection&#8211;that is automatic unless the house<br />
is AS IS.</p>
<p>Why on earth did anyone buy Chinese anything&#8230;&#8230;&#8230;&#8230;???</p>

			<content:encoded><![CDATA[<p>Okay, so basically if you buy a foreclosure, you buy it for what the previous owner owed on it? How does it work? Also, why is it so difficult to get foreclosure listings? Do you HAVE to pay for a list or can I just can a realtor just email me some. Is it true that foreclosures are not a good idea? I just need the down-low on this. Help please?<br />
<br />These are different in each state.  Also people often refer to properties that have been foreclosed and are now owned by the bank as a foreclosure.</p>
<p>If my home is posted for foreclosure in Texas they take it to the county courthouse steps and a trustee stands somewhere on the steps and holds an auction- but he often speaks in a very low voice and only people standing near him hear what he says.  The bank is willing to bid up to the mortgage amount and usually no one else is willing to bid that high- so the bank almost always buys the house at the courthouse steps.  This is the legal process used to transfer the property into the lenders ownership.<br />
Then the bank spends money and time legally making the title clear and clean so it can be resold. SO when you buy a house owned by the bank they are able to insure you a clear title- but if you buy it at the courthouse steps it may not be.</p>
<p>All the bank owned homes are put in the Realtors MLS so your buyer agent can get you a list for free.</p>
<p>Foreclosures may or may not be the best home for your money.  I think it would be foolish to only look at foreclosures.  Look instead at all the houses that meet your needs and pick the one that gives you the most for your money.  Pay a lot of attention to location- it is the most important thing in long term value.</p>
