• Can I TRULY afford this house? Are the payments too big for me to deal with right now? Will my situation change any time soon? In the next three months will my situation reverse itself?

• Do I really WANT to pay on it THAT long and still make no money when I sell it?
• If I were to buy a home similar to this one today, would I pay what I owe on it or would I want to pay current market value. (Keeping it even though you owe on the note than it can sell for more is the same as buying at ABOVE market value)

help, how does a mortgage foreclosure work?

Ok so the bank lends you a large amount of what your home is worth and you need to pay it back. Depending if it’s subprime/ARM or prime, interest will be different.

How much money is lended and how often?

Since your interest payment is calculated from the principal then why is there a distinction between foreclosures from not being able to pay the principal and foreclosures from not being able to pay the interest.

Isn’t it the same thing?? Are interest payments made separate from the principal?

Also, I am just asuming this.. but foreclosures hurt banks because of the large amount of money that was lent and was use up to never be repayed. So even if the bank reposes the home and successfully sells it, it will maybe only be getting 30% of it’s worth back? Right?

I know, these may be dumb questions..

You’re right that the bank would be getting only a few percent of the original price of the house on foreclosure.

Renting a room in a home going through foreclosure in Orlando, what to do?

I’m a student in Orlando, Florida, renting a room in a house within a gated community. Apparently the house is going through foreclosure. I dont have all the details because the "owner" wont give them to me. How can I find more information on the situation? What are my rights? I keep reading something about "cash for keys" in which the bank will give me time and money to move out? Can someone help, thanks!

This is a very messy situation. Technically if the property is in foreclosure, the true
owner, the lender has exercised their rights under the Mortgage to take possession of the property as the owner is not paying the mortgage. Technically, you Can also be evicted as you should be paying the lender. If this were a 2 family home, the lender could contact you and request payment be made directly to them. Since this is not the case, and this is a room you are renting, they probably do not know about you. If i were in your situation I would simply move out and save myself the headache. The other options is to contact the true owner directly and explain your situation to them and offer to pay them the rent directly. This could create an uncomfortable situation with the co-tenants though. You may be able to obtain the name of the lender through public tax records…..good luck.
