How do you go about accessing foreclosed homes before they go on the market?

I am an investor and have been helping people get into homes. I basically help them fix their credit then I purchase foreclosed homes fix them up, then sell them back to my clients. I’ve done well for myself and can easily purchase 4 or 5 homes at once but I’d like to get to the point where I can go directly to a bank and purchase newly listed foreclosures. Not the ones that have been sitting for 5 years then finally go on the market.

Go to the auctions, that is how I am buying now. Or at least trying. It is really cut throat

How long after foreclosure auction do you have to leave the house in florida?

I am a tenant who was unaware of the foreclosure auction until I started receiving notices from the county 3 months ago. I asked the landlord and he confirmed. He told me to stay until the sale date. I found a place, but cant move in until the 1st of march. the sale date for the house is wednesday, the 22 of february. please help so im not sleeping in the car with my cat until the 1st.

I’m not an attorney, but the information below seems to say that you have 10 days after that sale before you have to be out. The new owner may have to evict you. That would take awhile. It is unlikely that the home would be purchased by someone expecting to move in immediately.

Is it cheaper to buy foreclosure REO or at public auction?

I’m interested in a foreclosed home. The public auction/sheriffs auction was just over 2 months ago and is now Real Estate Owned. There has been an agent assigned to it & I called to see how much it will be listed for and she said it will be another 2 weeks before it’s listed and there is no price yet. She said the homeowners left the house in bad condition (punched holes in kitchen cabinets and flooded it) so Bank of America is fixing it up before they list it. The property value of this house is right at 100k (before owners destroyed) and the auction price was $54,600. I’m wondering how much to expect it to be listed for? Will it be more than $54,600 since the bank is "fixing it up?"

I would guess 95-100k.

Auctions are cheaper, but riskier and you have to have cash.

How do you find foreclosed homes?

I am looking for a way how to find foreclosed homes, as I would like to save as much money as possible when finding a new house. Is there anywhere which has a list of available foreclosed homes which can be sorted by location, and price range?

What area do you live in? I use a site which has exactly what you have described, you can sort all foreclosed homes by price ranges, locations, and also by the features such as bedrooms, bathrooms etc.

Good luck with your new house :)

Foreclosure Confusion – Help?

I do not understand this note thing. My deed of trust states: borrower understands and agrees that MERS holds only legal title to the inerests granted by borroer in this security instrument, MERS has the right to foreclose. But Deutsche Bank is trying to foreclose on me. Is this accurate? I have been very lucky to this point as we have had 2 hearings scheduled and their attorney has continued them both due to lack of proper paperwork. I’m thinking I will not be so lucky next hearing date. Could you please let me know if Deutsche Bank can legally foreclose on my home or if it must be MERS. Thank you so much for any help.

I am in NC

Your lawyer would have already had the case dismissed if Deutsche did not have a legitimate lien on the property.

If you have their money and are refusing to part with it, yes, they will foreclose.

Occupy protestors move into foreclosed property to liberate the homes and give it to the homeless?

Bless their little hearts and souls. Is this not an excellent strategy. Waste is a terrible thing when homeless people are in need of housing. Do you agree with their new strategy?

SEATTLE (AP) — The Occupy Wall Street protests are moving into the neighborhood. Finding it increasingly difficult to camp in public spaces, Occupy protesters across the country are reclaiming foreclosed homes and boarded-up properties, signaling a tactical shift for the movement against wealth inequality.

Just because someone doesn’t have what everyone else has doesn’t mean they deserve it.

What will they do to help those who have lost their homes to foreclosures and remodefications that are not hel?

Many who lost their homes due to no fault of theirs are still in the limbo and need help. who will come to their rescue ans the same banks are dishing out outrageous bonuses with the tacpayers money called the BAILOUT HELP.

The bail out money was repaid a long time ago. It was there to resolve an immediate problem. It is history now.

I have never heard of anyone being foreclosed on by no fault of their own. The only ones I have ever even herd of are when borrowers of money refuse to repay that money.

They already have the banks money. They have NOTHING to be rescued from. How can you rescue them from their own greed? Put them all in jail?

How Can I Get Bank Contact Info For Foreclosed Homes?

The neighborhood I am interested in buying has 4 foreclosed homes for sale however I can not locate which banks own them nor do I want to pay for a subscription to the site referenced to view more information. I would like get the info without having to pay and I was wondering how I can do so.

You have located these properties as foreclosures. Are there any real estate signs on these properties as of yet? If there are no real estate signs on the properties, these properties might not be processed through the lender/bank foreclosure system as of yet.

Once they are processed through the lender/bank’s foreclosure system, the lender would then assign the properties to a local real estate company to sell on their behalf.

If the properties have a real estate sign listing a company that would sell the properties, you might contact this company or select a buyer agent from another company.

I hope this has been of some benefit to you, good luck.
